Are you open all year?
Yes, we are open all year round. Fishing is also available all year but we do not have any aeration equipment or similar installed so on very rare occasions when we have prolonged cold weather they may freeze over.
Can I book online?
Yes you can book on our booking page here - just click on the dates you are interested in on the calendar to proceed to booking. If you have any problems please feel free to get in touch and we will assist.
Are you pet friendly?
Yes. We allow one pet per Lodge at Fishermans Lodges and more at our other properties. There is a supplement of £10 per pet per week to cover additional cleaning.
Can I park there?
Yes, we have parking available at all our properties. At the lodges there is a car park with one space reserved per lodge, there is an overflow carpark for additional vehicles. Roughlands and Old Farm Flat have private parking, Spring Cottages have off road parking and 65 The Street has parking on the road.
Do you do long lets?
Yes, we do long lets of up to 5 months.
Do you supply bed linen?
Bed linen is available for a supplement but is not included by default. Bedding (duvet and pillows) is supplied.
Is it suitable for a disabled person?
We have a ramp available for disabled access to the lodge and there is a disabled swim available at Fishermans Lodges. The Lodges and Roughlands have a downstairs bedroom. Please be aware that the ground around the lakes at Fishermans Lodges is uneven. Please get in touch if you have further questions.
Can I pay when I arrive?
No we require payment in full one month before arrival, or payment at the time of booking if your booking is within one month.
What is the cost?

What is your maximum occupancy?
The maximum we can accommodate in any one property is 6 people including children and infants. Please see individual properties for the number of people they can sleep and bedrooms. Please note, prices are based on occupancy of up to 4 people sharing and there is a £20 per person supplement for additional people.
If you have a larger group then it is possible to make a booking with multiple properties. The lodges are particularly suitable for this, if there is availability it is even possible to book out all the lodges - perfect for a large family get together or group trip.
What is your cancellation policy?
If you have to cancel your holiday more than one month before your stay then we will refund the balance for your stay apart from the security deposit. If you cancel within a month then we will hold the full balance for the holiday unless we are able to rebook your holiday dates. In cases where we are able to rebook your holiday dates we will refund in full.
Can we bring a BBQ?
Yes, but do not use it on the decking or damage the grass. Please do not leave BBQs unattended and be aware of risk fire.
What’s in the kitchen?
The kitchens are fully equipped with oven, hob, washing machine, fridge, microwave, kettle, toaster, iron, crockery, cutlery, and cooking pots and utensils.
Is there wifi?
Yes. The details for this are in the property guide folder.
Is there phone signal?
It depends on your network. Vodafone has good signal at the Lodges and Roughlands. It is advisable to download directions, access information etc before you come in case you cannot get signal.
Where are the nearest shops?
There are village shops at Woodchurch, Appledore and Hamstreet within 2 miles. There is a good range of shops including large supermarkets at Ashford and Tenterden.
How far are the lodges from the lake?
The lodges are about 10m/30ft from the water. We don’t reserve swims but there are plenty around both lakes. We can reserve the swim nearest your lodge if you are disabled.
Do you supply tackle and bait?
No. If you wish to purchase fishing supplies the nearest shops are:
How big are your carp?
The lakes are stocked with Common and Mirror Carp (up to 36lb.), as well as Bream, Gudgeon, Roach, Rudd, Tench and Perch.
Do the lodges have a freezer?
The fridge at the lodges has a small freezer compartment inside it.
